Key Information You Need To Know

Monthly Service Charge

The monthly Service Charge is a contribution made by all Owners to cover the day-to-day running costs of Burcot Court and to ensure the smooth delivery of services that support a safe, clean, and well-maintained environment for everyone.

What Does the Service Charge Cover?

The Service Charge pays for a wide range of essential services, including:

  • Salaries for the Court Manager, Duty Managers, Housekeeping Assistants, and Chefs
  • Daily well-being checks for each Owner
  • A 90-minute weekly cleaning service in each apartment
  • Cleaning, lighting, heating, and upkeep of all communal areas
  • Gardening and building maintenance
  • Insurance for the whole building and communal areas
  • Operation and maintenance of the emergency call system
  • General administration and professional fees (e.g. accountancy, audit)
  • FFM(Fund For Future Maintenance)

All services are provided at cost. Burcot Court Ltd operates on a not-for-profit basis and any surplus at the end of the financial year is credited back to Owners’ accounts or used to offset future charges.

This charge is reviewed annually and set by the Owners’ Management Company, Burcot Court Ltd following consultation with all Owners. It is paid monthly in advance by standing order and is held in trust in accordance with the Landlord & Tenant Act 1987.

What Is Not Included?

Owners are responsible for the running costs of their own apartments. This includes:

  • Internal repairs and decoration
  • Gas, electricity, and water bills
  • Telephone, internet, and TV licence
  • Council tax
  • Home contents insurance

Meals from the Court restaurant, additional housekeeping or handyman services, guest suite stays, and other extras are not included in the Service Charge but can be booked separately and are billed monthly based on usage.

Changes & Review

The Service Charge is reviewed annually and may change depending on the actual costs of providing services. A draft budget is prepared each year and discussed with Owners before being approved. Formal notification of the following year’s Service Charge is provided annually in advance of 1st April.

Q: Who manages Burcot Court?
Burcot Court is managed by Burcot Court Ltd, a not-for-profit company owned entirely by the apartment Owners. A Board of Directors, elected from among the Owners, oversees key decisions, supported by the Court Manager and a team of staff.

Q: What type of accommodation is offered?
There are 39 leasehold apartments: 4 one-bedroom and 35 two-bedroom units, purpose-built for independent living.

Q: Is there always staff on site?
Yes. A Duty Manager is on site 24/7, providing round-the-clock support.

Services and Charges

Q: What is the current Service Charge?
For the 2025/26 financial year, the Service Charge is £790.53 per month. This covers staffing, maintenance, insurance, cleaning, and daily wellbeing checks.

Q: What does the Service Charge include?
It includes staffing (Court and Duty Managers, Housekeepers), housekeeping (1.5 hours/week), building maintenance, communal area cleaning, gardening, insurance, and operation of safety systems.

Q: What is not included in the Service Charge?
Owners are responsible for internal repairs, utility bills, Council Tax, contents insurance, and any additional services such as meals or handyman work.

Q: Can I request additional services?
Yes, additional housekeeping and handyman services are available at hourly rates. Meals can also be booked separately.

Community and Lifestyle

Q: What social opportunities are there?
Burcot Court offers a vibrant social life including movie nights, quiz evenings, afternoon teas, music events, and more. Participation is optional.

Q: Are there communal facilities?
Yes. Communal spaces include a lounge, cinema room, hobbies room, and dining area. There’s also a beautifully maintained garden.

Q: Can my family and friends visit or stay over?
Yes. Guests are always welcome and can stay in the Guest Suite, which must be booked in advance (charges apply).

Q: Can I bring a pet?
Pets are allowed provided they are well-behaved and do not cause a nuisance. Dogs must be kept on a lead and are not allowed in communal indoor spaces.

Safety and Accessibility

Q: What safety measures are in place?
Each apartment has an emergency call system. The building follows a ‘Stay Put’ policy in case of fire. Daily wellbeing checks are standard unless opted out.

Q: Is Burcot Court wheelchair accessible?
Yes. There is step-free access throughout, wide doorways, and three lifts. Apartments are also designed to accommodate wheelchair users.

Ownership and Financial

Q: What does it mean to be a leaseholder at Burcot Court?
You own a long lease on your apartment and hold a share in Burcot Court Ltd, giving you a say in its management.

Q: Can I make changes to my apartment?
Minor redecoration is allowed. Structural changes require written consent from the Freeholder (currently Retirement Security Ltd).

Q: Can I sublet my apartment?
No, subletting is not permitted under the terms of the lease.

Q: What happens when I sell my apartment?
A Transfer Premium is payable to the Freeholder based on length of ownership (1% for <1 year, 2% for 1–2 years, 3% for 2+ years). No admin fee is charged by Burcot Court Ltd.

Q: What happens if the apartment is vacant?
The Service Charge remains payable to ensure continuity of core services. Contents insurance must also remain in place.

Other Questions

Q: Do I need to arrange my own insurance?
Yes. Buildings insurance is covered by the Service Charge, but contents insurance is your responsibility.

Q: Do I have to participate in management?
No. While all Owners are welcome to vote and attend meetings, participation is optional.

Q: Is there parking available?
Yes, unallocated on-site parking is available for Owners and guests.

Q: Who do I contact for help or questions?
You can speak with the Court Manager or a Duty Manager at any time.

Leasehold Information

As an Owner at Burcot Court, you are both a leaseholder of your apartment and a shareholder in Burcot Court Ltd, the company that manages the development on behalf of all Owners. This means you have a real say in how your community is run, and a shared responsibility to help maintain it.

Your Rights

  • Home Ownership: You hold a long lease on your apartment, giving you the right to live in it and enjoy the communal facilities.
  • Participation in Decisions: As a shareholder in Burcot Court Ltd, you have the right to attend and vote at the company’s Annual General Meeting and take part in shaping how the Court is run.
  • Transparent Finances: You are entitled to a clear breakdown of service charge budgets, actual expenditure, and how your money is spent.
  • Use of Facilities: You can enjoy the Court’s shared spaces, gardens, guest suite, and restaurant services.
  • Safety & Support: You have 24-hour on-site support from Duty Managers, and, unless you opt out, a daily wellbeing check unless you opt out.
  • Freedom to Appoint External Care: You can arrange personal care or support from outside providers, as needed.

Your Responsibilities

  • Service Charges: You must pay a monthly Service Charge, which contributes to staffing, maintenance, insurance, and communal services. Charges continue even if the property becomes vacant.
  • Apartment Maintenance: You are responsible for all internal maintenance and decoration of your apartment, including servicing your boiler annually.
  • Insurance: You must take out your own contents insurance to protect your personal belongings and any liabilities within your apartment.
  • Respect for the Community: This includes not making unreasonable noise, keeping pets under control, and ensuring guests behave appropriately.
  • No Subletting: Under the terms of your lease, subletting your apartment is not permitted.
  • Alterations: Any structural changes or alterations to your apartment must be approved in writing. The Freeholder’s consent is still required while Retirement Security Ltd remains in place.
  • Sale of Your Apartment: When you sell, a Transfer Premium is payable to the Freeholder (currently Retirement Security Ltd) depending on how long you have owned the property. There is no admin fee from Burcot Court Ltd.

    We located next to the beautiful Sutton Park but within a short distance you can be in the centre of The Royal Town of Sutton Coldfield.

    Within 500 ft we have public transport links to Aldridge, Walsall, Mere Green and Sutton Coldfield. Within less than a mile you have direct access to Birmingham via train or bus.

    Located just a short distance down the road is a small Sainsburys supermarket & Tesco local. But in Mere Green you have access to a Sainsbury’s, Marks & Spencers Food Hall, Aldi and Lidl. Local GP surgeries, pharmacies, opticians and hearing centres, and dental care are also located nearby

    We also do have private Car Parking on site for owners who are still driving. All major supermarkets and delivery companies deliver direct to your front door too.
